I also want to thank you from the bottom of my heart for your loyalty to our company by using C.Gull Escrow, Inc and Al Lopez and Gil Fisher for loans. Frank and I have struggled to keep this office open for the past three years and to keep a generous commission split for all of you.  When you go elsewhere for Escrow, it’s very disheartening.  I’m currently paying a law firm $4000 per month for defense against negligence by Sandra Ramirez under the supervision of Cecile Biberra while we were associated.  C. Gull Escrow has two superb escrow officers, each with over 20 years experience.  They were both very well trained and are very careful to keep you out of trouble.  Regardless, if you want to continue the commission split that you enjoy now, you must use C.Gull Escrow, Inc, whenever you can.  I know that, when it’s another agent’s listing, that is hard but some of our agents convince the other agents because of the quality and experience of Lisa McLurg and Carmela Sergi.

Also Al Lopez does a great job with loans.  He’s very loyal to us and will work very hard for you.  Gil Fisher does Mobile Homes loans.

From Barbara Lynch: RE ACB Realty Commissions

I was recently shocked by an agent who thought we took too much money from her commission.  For two years our rule has been $750 per transaction side.  That is $1500 if there was no other agent involved.  A year ago we notified agents that the annual web site fee of $480 was mandatory and even though I signed a contract with the provider that every agent would participate, I let the agents wait until their first closing after November 1, 2009.  Almost two years ago we instituted the rule that if an agent wanted to get paid directly from escrow, they could but it would cost them $800 per side instead of $750..  That would be $1600 if there was no other agent involved.  At that time we also instituted the change that if any single commission was over $20,000, 10 % of the amount over $20,000 would be charged.  For instance if the commission was $23,000, we would charge an extra $300 or 10% of $3000.

All of this was communicated through email which is the way we communicate with our agents.  I’ve only had one other agent complain about this arrangement.  Most of them realize that we are still a very inexpensive company for which to work.  Over half of the real estate firms in southern California have gone out of business in the last two years.  Many firms charge 8% to 10% off the top and another 30% to 50 % of what’s left.  Others who charge a flat fee but charge a monthly fee of $25 to $50.  That would be so harmful to some of our agents who go many months without a closing.

I try to be helpful to our agents offering free educational classes and advice when needed.  I take a low commission split but there is a lot of liability and it increases with the size of the commission.  A few of our agents have suggested that we raise our prices.  They understand that we have a lot of expenses to cover.

Please compare!  If you were an agent for Prudential and had worked there two years without making a sale, you would have paid $840 in monthly fees.  Now you get a $30,000 commission.  Prudential would take 8% off the top or $2,400.  Then you would pay the company 40% of what’s left.  $30,000-2400=27,600 X 40% =$11,040.  The agent’s check would be $16560.

In ACB, you would pay $750 plus 10% of $30,000 – $20,000 or $1000.  The agents check would be $28,250. In addition, of course there is our $300 Start up fee and our $480 web site fee.  I don’t mean to be griping because you’ve all done such a good job in difficult times, but it saddens me when agents complain about the amount the company keeps.

BROKER ESCROWS

One of our agents just opened escrow with an Escrow Company in Cerritos because she thought that C.Gull Escrow, Inc. was a “Broker-Owned Escrow.”  It is not.  It is an independent Escrow Company under the supervision of the Department of Corporations.  You can tell because it has “Inc” at the end of the name.  It has the same stock holders as All California Brokerage but is a separate corporation.  It’s a little like Prudential of California-Mulhern is owned by Bruce Mulhern.  Bruce Mulhern also owns Castlehead Escrow, Inc.  Heritage Escrow, Inc. is the largest escrow company in southern California and is owned by Tarbell Realtors.  One of the major stock holders of Cardinal Pacific Escrow, Inc., owns a Keller Williams Franchise.  Re/Max of Cerritos owns American Plus Escrow, Inc., formerly Fairway Escrow, Inc.

Please don’t let anyone tell you that C.Gull Escrow, Inc is a “Broker-Owned” escrow.  Tell them it is an independent escrow.

We opened C.Gull Escrow, Inc., so that we could keep the same low commission split for our agents.  I try to support you.  Please support our company.
